- Transfer tax (ITP): 7% of the price in Andalucía. This is the big one.
- Notary fees: roughly €800–€2,200, scaled to price.
- Land registry: roughly €600–€1,800.
- Legal fees: around 1% for your independent lawyer.

On a new-build (from a developer)
- VAT (IVA): 10% of the price.
- Stamp duty (AJD): 1.2% in Andalucía.

Ongoing costs after purchase
- IBI (annual property tax) — set by the town hall, modest relative to the value.
- Community fees — for apartments and gated urbanizations (pools, gardens, security).
- Rubbish/basura charge and utilities.
- Non-resident income tax — if you own as a non-resident, even without renting, Spain levies a small imputed tax. If you rent, the rental income is taxable.
- Wealth tax — can apply at higher net worths; take advice on structuring.
