Quick take: Beach-and-family living on Marbella’s sunny east side. Great sand, sound value and airport-close — at the cost of the central postcode.
What it actually is
Elviria is the best-known enclave of Marbella East, a leafy residential spread that runs from the hills of Elviria down to a string of wide, sandy beaches — home to Nikki Beach and a row of well-loved chiringuitos. It’s calmer and greener than central Marbella, and noticeably better value.
Who it suits
Families wanting space, beaches and schools; beach lovers chasing the best sand on the coast; and value buyers who don’t need a Golden Mile address.
What your money buys (rough, 2026)
- Apartments: ~€350k–€900k
- Townhouses: ~€600k–€1.4M
- Villas (Elviria Hills, Las Chapas): ~€1.5M–€8M
The honest caveats
It’s 20+ minutes east of Puerto Banús, and some of the older stock needs updating. But for beaches, families and value with a quick airport run, Elviria is one of Marbella East’s strongest picks.
In its favour
- Among the best sandy beaches in Marbella
- Excellent value relative to the Golden Mile
- Close to Málaga airport and good schools
The honest caveats
- East of town — 20+ minutes to Puerto Banús
- Some 1990s–2000s stock needs updating
