When are these buyers likely to purchase?
Every lead carries a self-reported timeline from the brief — "within 3 months", "3–6 months", "6–12 months" or "researching". We tag urgency on each lead so you can prioritise the hot ones. You can also choose to receive only buyers within a given timeframe.
How qualified is each lead?
Each buyer completes a structured brief before we pass them on: budget band, preferred areas, property type, minimum bedrooms, must-haves, financing (cash or mortgage), Golden Visa interest and timeline. You see the full brief — not just a name and email.
How are leads priced?
Two simple options: a fixed fee per qualified lead (scaled to the price band) or a success fee on completion. No retainers, no setup cost. We agree terms per area before you receive anything.
Are the leads exclusive?
We cap how many agencies we onboard per area to keep leads valuable, and we offer exclusive arrangements for specific areas or developments. The default is shared with a strict limit; exclusivity is available.
Which areas and budgets can I receive?
Only the ones you select when you register. You will never pay for a buyer outside your patch — leads are matched to your areas and price bands.
How and how fast are leads delivered?
In real time. The moment a buyer qualifies, the full brief reaches you by email (and into your CRM if connected), while the buyer is still warm.

From our independent content — area guides, market intelligence and the Journal — plus search and social syndication. Because we are not seen to be selling our own stock, buyers trust us and share real detail.
